2. Trend signal — why now?
A hard regulatory deadline drops on a fragmented, tech-allergic profession in six months. November 2, 2026 is the mandatory sunset for legacy URAR forms (1004, 1073, etc.) on every Fannie/Freddie loan. 3. The opportunity
The big incumbents are stuck rebuilding decades-old form-fillers to stay GSE-compliant. They are not building speed tools — they’re building survival tools. Meanwhile the well-funded entrants (True Footage, Clear Capital, ValueLink) chase enterprise: AMCs, lenders, the top 20% staff-appraiser firms.
That leaves the messy middle — 30,000–40,000 solo and micro residential shops — completely unserved by anything purpose-built for speed. They will pay $59 for TOTAL because they have to. They will pay another $79 for an AI add-on that gives them their evenings back, if the install is one click and the output drops cleanly into the URAR XML their form-filler still uploads to UCDP.
The wedge is “don’t replace TOTAL — accelerate it.” UADBoost ingests MLS XML/CSV, inspection photos, and on-site voice notes, then emits UAD 3.6-compliant comp narratives, room-level condition descriptions, addenda, and a pre-validated MISMO 3.6 sub-XML the appraiser pastes into TOTAL/ACI/ClickFORMS before UCDP submission.
4. Target market

6. AI angle — what’s load-bearing
Three places AI is doing actual work, not pasting on a chatbot:
- Vision — labeling 60–120 inspection photos per assignment by room/comp/feature and flagging missing required shots. Today this is 30–60 min of grunt work per report.
- Voice → structured fields — appraisers already mutter “30-year shingle, 4 years remaining, light moss on north slope” while inspecting. Mapping that audio to the right URAR XML field (RoofMaterialType, RoofCondition narrative) is a real LLM job, not a form trick.
- Constrained narrative generation — UAD 3.6’s 256-character limits per box are the constraint everyone hates. LLMs that respect a hard char budget and GSE-permitted vocabulary lists are what the form-fillers (a la mode et al) explicitly do not do.
Strip out AI and you have a slightly better form-filler. With AI, you have a 4-hour report becoming a 2-hour report.
7. Localization angle (if any)
N/A — US-only by design. UAD 3.6 is a Fannie/Freddie-specific spec. Outside the US there is no equivalent regulatory forcing function. (UK RICS, Canadian AIC, Australian API have their own formats and no synchronized 2026 deadline.) Trying to be global here would dilute focus during a six-month time-to-mandate window. Stay US-only, ship deep.
8. Business model — path to $1M–$5M ARR

10. Build complexity — justification
Medium. The MISMO 3.6 / UAD 3.6 XML schema and GSE Compliance APIs are publicly documented (Fannie/Freddie publish the Implementation Guide, supplements, sub-schema, error codes). Vision and voice are off-the-shelf (GPT-4o-class + Whisper). The hard parts: (a) handling MLS data heterogeneity across ~600 US MLSs (start with 5–10 highest-volume), (b) staying inside UAD 3.6’s hard 256-char field limits with appraiser-permitted vocabulary, (c) the appraiser-specific UX (they live in TOTAL/ACI/ClickFORMS — we have to be a low-friction adjunct, not a parallel app), and (d) USPAP-defensible audit logging.
