Three things happened at once.

3. The opportunity
Avalara owns the enterprise tier. Airbnb’s auto-collection patches the “I own one condo” tier. Between them is a gigantic gap: the 2–20 property operator who has real exposure, real filings, and no affordable tool.
Avalara’s own wedge to close this gap is the OwnerRez partnership (announced Dec 2025) — but OwnerRez is one PMS out of dozens and the setup fee is unchanged. The structural problem is that Avalara’s business is built to sell to 100+ unit property managers; the unit economics don’t bend for 5-unit hosts.
