3. The opportunity
This is a regulatory-arbitrage play with a hard date stamp. The law changed seven days ago. The incumbents (Lendlord, Hammock, Landlord Studio, RentRedi) are MTD-tax-and-rent-tracking tools that were built for a Section-21 world; they’re scrambling. Lendlord shipped a “we delivered the info sheet, here’s a signed receipt” tool in late April — one feature, one moment in the tenancy lifecycle. Nobody has shipped the lifecycle evidence cockpit that handles what 99% of landlords actually need: the slow-motion 3-to-12 month accumulation of dated chats, photos, payment records, and incident logs that turns a “he stopped paying and got loud” situation into a court-winnable Form 3A bundle.
