2. Trend signal — why now?
Three things moved at once.
The bid is where cleaning companies bleed, and it’s still done by hand. Industry training material is blunt about the cost: running the bidding formula manually takes 45–90 minutes per account, and for a shop bidding 10–15 new accounts a month “that’s a full day of math every week, before you’ve even touched the proposal document.” Worse, “when the bidding formula lives in a spreadsheet, different estimators can use different production rates and overhead assumptions” so two estimators bidding the same building can land 30% apart. Phone-based interior measurement just got good. LiDAR floor-plan apps (MakePlan launched 2025, FloorPlan AI, MeasureSquare Room Scanner) now hit 1–2 inch accuracy scanning a room from an iPhone Pro, and detect doorways, windows, and wall angles automatically. The single hardest input to a cleaning bid — defensible square footage by area, broken out by floor type — is now capturable by walking the space with a phone instead of pacing it off and guessing.
Money is flowing into cleaning-bid tooling — but at the wrong layer. QuoteIQ (4,100+ contractor reviews) added satellite property measurement for estimates. That’s the tell: measurement-driven bidding is the battleground, but satellite only sees roofs and lawns. 3. The opportunity
The commercial cleaning bid is a measurement problem wearing a spreadsheet costume. You need (1) accurate area by surface type, (2) fixture and feature counts, (3) the right production rate per surface, (4) labor hours → cost → overhead → margin, (5) a clean proposal. Today an owner does step 1–2 with a clipboard and a tape, steps 3–4 in a brittle Excel template at 9pm, and step 5 in Word.
Incumbents sit at the wrong end:
- Static calculators / templates (GetBidClean, JanitorialManager bid module, gumroad worksheets): you still type in the square footage you measured and guessed. Garbage-in, garbage-out — “floor plan estimates from memory are how bids go wrong before the math even starts.”

4. Target market
- Primary customer: Owner-operators of small-to-mid commercial cleaning / janitorial companies in the US. 2–50 cleaners, ~$200K–$3M annual revenue, where the owner or a single estimator personally walks and bids every new account (5–15/month). Sweet spot: the company that has outgrown “guess and pray” but can’t stomach Aspire.

6. AI angle — what’s load-bearing
Remove the AI and this is a clipboard. AI does three jobs that are the whole product:
- Spatial understanding from the walkthrough — turning a phone scan into measured, room-segmented area is computer vision + LiDAR fusion, not a form field. This is the input every static calculator asks you to supply by hand and get wrong.
- Surface and fixture classification — recognizing carpet vs. hard floor vs. tile and counting restroom fixtures from the same scan is a vision model’s job; it’s what lets the bid be production-rate-correct instead of one blended guess.
- Proposal drafting — turning scope + numbers into clean, client-ready prose on the spot.
The measurement and classification are genuinely load-bearing: they’re the step incumbents skip, the step that causes the 30% estimator spread, and the step phones could only do accurately as of 2025.
7. Localization angle (if any)
N/A for v1 — this is a US-first play. The wedge is US production-rate norms (ISSA/CIMS), US labor math, and a US buyer already primed by QuoteIQ-style “measurement” marketing. Janitorial bidding mechanics travel (UK/AU/Canada are obvious phase-2 markets with the same workflow), but there’s no language/payments quirk to exploit and no reason to fragment focus early. Win the US owner-operator first.
8. Business model — path to $1M–$5M ARR
