2. Trend signal — why now?

Brazil’s condo sector is huge and professionalizing fast: 520K+ condominiums, 420K+ síndicos, and roughly one in five condos now runs a professional síndico — a category that grew 300% in ten years and is forecast to grow another 25–30% over the next five (AABIC). The segment moves ~R$190B/year in fees. Professional síndicos typically manage multiple buildings at once, so assembly season is a grind.

The unsexy, recurring pain: after every assembly the secretary has ~8 days to deliver the ata (minutes). It must capture quorum, first/second call, every motion, the vote tally, abstentions, and budget changes. In practice “muitas atas são escritas dias depois, de memória, sem checar gravações, o que gera distorções, omissões e até troca de votos” (auditor.adm.br) — and a sloppy or late ata is legal grounds to annul the assembly’s decisions (impugnação; condôminos have up to 2 years to challenge). That’s not a time-save nicety; it’s money-and-liability exposure.

Why now: Law 14.309/2022 legalized virtual/hybrid assemblies, so recording an assembly (audio/video) is now standard practice — the input my product needs already exists. PT-BR speech-to-text plus an LLM that knows the legal ata structure can collapse “two hours re-keying from a recording” into a reviewable draft in minutes. Incumbents have noticed: Superlógica launched “Secretário IA” in late 2024 — but it only works for Zoom-hosted virtual assemblies inside their full ERP, after 11/12/2024. That validates willingness-to-pay while leaving the larger in-person / phone-recorded / non-Superlógica market wide open.

3. The opportunity

The gap is precise. Superlógica’s Secretário IA is good — and it’s a fence: it only fires for virtual assemblies run through Zoom inside the Superlógica ERP. Three populations are excluded:

  1. In-person assemblies — still the majority for residential condos, especially smaller buildings and older demographics. The síndico records the room on a phone and writes the ata later. Secretário IA can’t touch that audio.
  2. Independent professional síndicos who manage portfolios across buildings on different platforms (uCondo, Group, Condomob, plain spreadsheets) and don’t sit inside one ERP.
  3. Small administradoras that can’t justify a full-suite ERP migration just for the ata feature.

Incumbents do this badly because the ata is a feature bolted to their ERP and their video stack — not a standalone tool. A focused product that accepts any recording (phone, room mic, WhatsApp audio, Zoom/Meet export) and outputs a structured, edit-ready, legally-formatted ata is 10× more useful to a multi-building síndico than being told to re-platform every condo onto one vendor’s Zoom flow.

  • Primary customer: Independent professional síndicos and 2–10-person síndico/administradora outfits in Brazil, managing 5–40 buildings each, running 1–4 assemblies per building per year (one mandatory AGO + extraordinary ones).
  • Why they buy: “Eu gravo a assembleia e depois passo horas montando a ata — e se erro algo, abre brecha pra impugnação.” The ata is the riskiest, most tedious deliverable they own, on a hard clock, repeated across every building.
  • Rough TAM reasoning: ~100K professional síndicos today (20% of 520K condos), growing 25–30%/5yr. Even capturing 3–5K paying síndicos at a few hundred reais/month is a multi-million-R$ ARR business — comfortably inside the sub-$5M target, with room above it.
  • Why now for them: Recording assemblies became normal post-2022 law; LLMs got good enough at PT-BR legal-doc structure in the last 12 months; and Superlógica’s launch taught the market that “AI writes your ata” is a real, buyable thing — without serving the in-person/independent majority.

Remove the AI and there is no product — it’s a manual typist’s job, which is exactly today’s status quo. Two AI jobs are load-bearing: (1) robust PT-BR transcription of messy in-person audio (overlapping voices, room echo, regional accents) where consumer transcription fails, and (2) structured extraction + legal drafting — turning a rambling two-hour discussion into the rigid ata schema with correct vote accounting and the right omissions (units not names). The timestamp-linked verification loop is what makes the output trustworthy enough to sign.

This is the localization play.
